A mixture of up to 210 high quality, energy efficient new homes, including starter homes, family homes and bungalows. 35% of the homes will be classed as affordable too.
Sustainable design with energy efficient materials, air source heat pumps and EV charging.
High quality design informed by the Thurston Character Assessment.
Biodiversity enhancements that include native tree and shrub planting, wildflower meadows, bird and bat boxes, reptile hibernacula and wildlife foraging corridors.
Sustainable drainage features designed to cope with a 1 in 100 year flood event plus allowances for climate change.
Improvements to connectivity and a car club to help encourage sustainable travel. Plus the retention and enhancement of Public Rights of Way.
Proportionate financial contributions to invest in the expansion of local services, as agreed through the outline planning permission.
Green open space provision that is in excess of planning requirements to include an Equipped Area of Play that supports safe play for children of all ages.
Covered cycle parking and a car club on site. Car parking to be provided in line with The Suffolk Guidance for Parking.
Space for a mini orchard or a community food growing area.
